Spring Lodge, Horning, Norfolk Broads

Spring Lodge, with its own private waterside mooring, is in Horning, a hidden gem in the heart of the The Norfolk Broads. Clean, bright and modern, this riverside bungalow is perfect for a self-catering holiday. The fully fenced garden leads directly onto a quiet waterway, where you can fish, sail, or hire a boat by the day or week. Relax in the evening on the illuminated patio, stoke up a barbeque or take a five-minute stroll to Horning village with its shops, tearooms, restaurants, pubs and swimming pool. Wroxham, the "capital" of the Broads, is a short drive away, as is Bewilderwood, a stunning new tree house adventure park. The fine city of Norwich with its cathedral, castle, museums and excellent shops, is a 20-minute drive away while clean sandy beaches are 10 miles distant.

Spring Lodge sleeps four people, has parking for two cars and is set in a small, well-maintained development. There are two bedrooms - one double and one twin. The living area is tastefully furnished with an LCD TV with Freeview and a CD/DVD player. The kitchen is well equipped with a fan oven, ceramic hob, fridge with small freezer, microwave, kettle and toaster plus all crockery, cutlery and cooking necessities. The shower-room has an electric shower and heated towel rail. Double-glazing and electric heating means you will be warm and cosy. Bed linen and bedding are provided - all you need to bring are your own towels.
Well-behaved dogs are welcome by arrangement depending on the number of people staying at the lodge, so you don't have to leave your best friend behind!

About Horning and The Norfolk Broads

Horning is a pretty Broadland village on the banks of the River Bure, 10 miles from Norwich, 17 miles from Great Yarmouth and 3 miles from Wroxham.

Horning dates back to Roman times and has an eclectic mix of shops, boat yards, restaurants and tearooms, thatched cottages and luxurious riverside properties. There is an attractive river green and a quay where you can moor free for 24 hours. Several boat hire companies are within walking distance of Spring Lodge.

Nearby are the Broads of Ranworth, with its wildlife centre, Salhouse and Wroxham and the imposing ruins of St. Benet's Abbey, founded in the 9th Century. There's also Cockshoot Broad, reached by passenger and cycle ferry - 20 years ago it was polluted and virtually dead but the Broads Authority has now pumped out the mud and silt to give it a new lease of life. Visitors can see what a broad looked like 100 years ago with its crystal clear water and abundant plant and wildlife.

  • Horning hosts the Three Rivers Race, an annual event on the first Saturday of June lasting around eight hours. Horning Open Regatta takes place at the beginning of August. For more information visit www.horningsc.co.uk

  • Come rain or shine there's plenty to do in the charming towns of Stalham and North Walsham. Cley and Blakeney, a paradise for birdwatchers, are a little further afield.

What's in Spring Lodge?

We have tried to provide everything you could need for a relaxing break!

  • All mod cons - including flat screen television (with Freeview), DVD/CD Player, radio, electric hairdryer and steam iron. The lodge is fitted with a smoke alarm.
  • Heating - there are electrical wall heaters in all rooms apart from the bathroom, which has a wall mounted fan heater and heated towel rail.
  • Electricity - the coin-operated meter takes £1 and £2 coins.
  • Shower - the electric shower runs independently of the main water system so you can take a shower whenever you please.
  • Barbeque and Tools - these are provided free of charge on condition that they are cleaned after use.
  • Rowing Boat - our rowing boat is available to use at no extra cost. Holidaymakers use this at their own risk
  • Fishing - we are told by guests that fishing is good from our mooring - so don't forget to buy your fishing licence.
  • Rubbish - grey and green wheelie bins are emptied on alternate weeks.
  • Free Car Parking - for two cars.

We want you to have an enjoyable break, so there are a few rules to ensure everyone's comfort.

  • Parking: Please park in the parking spaces provided and not anywhere else.
  • Noise: Please respect your fellow guests and keep noise to a minimum at all times. TVs, CDs and radios must not be audible outside the property.
  • Dogs: Man's Best Friend is very welcome but please keep under control and clear up the inevitable mess immediately! Dogs are not allowed on beds or furniture.

Additional Charges above the weekly letting charges are:

  • Electricity £1 & £2 coins in a slot meter
  • Dogs £10.00 per week per dog
  • High Chair (when available) £5.00 per week
  • Bed Linen, Duvets and pillows are provided Free of Charge.
  • Towels are not provided - please bring your own.

Terms & Conditions

  1. A Deposit of 25% of the total cost of your holiday is required within 7 days of receipt of our confirmation letter. The balance must be paid no later than 6 weeks before the start of your holiday. A reminder will be sent to you when the balance is due. In the case of a booking being made within the 6 weeks payment arrangements will be made at the time of booking.
  2. Deposits are non-refundable and cancellation charges are as follows:- Cancellation charge 5-8 weeks before holiday - 50% of total cost; Cancellation charge 2-5 weeks before holiday - 75% of total cost; Cancellation charge less than 2 weeks - 100% of total cost. We will try to re-let the property in the event of a cancellation and if we are successful we shall refund all monies paid except for the 25% deposit.
  3. The property should be left in a clean and decent condition. We try very hard to have the lodge looking its best for you on your arrival - so to allow us to maintain this high standard your help cleaning and tidying the lodge before you leave is much appreciated. If significant extra cleaning is required there will be an additional charge of £30.00. All breakages, losses, and damage will be charged for.
  4. Well-behaved pets are welcome by prior arrangement (an additional charge will be made - see weekly charges sheet). During your stay, your pet's welfare and behaviour is your responsibility. Furniture fittings must be respected and not damaged.
  5. We regret that no responsibility can be accepted for the loss of your personal effects or loss or damage to vehicles during your stay, though we very much hope nothing of the sort will happen!
